Planning permission granted for contemporary home in Bosham

A contemporary Mid-Century inspired home approved within a sensitive Bosham setting.

We are delighted to announce that planning permission has been granted by Chichester District Council for a striking contemporary replacement home in Bosham, West Sussex.

Set within a sensitive site bordering the Bosham Conservation Area and located in an Area of Outstanding Natural Beauty, the proposal replaces an ageing timber-framed bungalow with a carefully considered new home inspired by Mid-Century modern architecture.

The new house, garage and pool pavilion will provide over 313m² of thoughtfully designed accommodation centred around light, space and connection to the landscape. At the heart of the home is a dramatic 60m² open-plan kitchen and living space featuring a vaulted ceiling and expansive gable glazing overlooking the garden and swimming pool.

The architectural language combines shallow mono-pitched roof forms, natural materials and generous areas of glazing to create a home that feels both contemporary and timeless. The design focuses on strong visual connections between inside and outside spaces while maintaining a calm and elegant appearance within its setting. We focussed on creating a sustainable and comfortable family home that sits quietly within the landscape while maximising natural light and views across the south facing garden.

As such, sustainability formed a key part of the design approach from the outset. The house will be built to a high environmental standard incorporating:

  • Air source heat pump technology
  • Mechanical ventilation with heat recovery (MVHR)
  • Solar photovoltaic panels with battery storage
  • Solar thermal heating tubes
  • A green sedum roof to improve biodiversity and thermal performance
Sustainability measures of new house

Securing planning approval on constrained and environmentally sensitive sites is never straightforward, making this successful outcome particularly rewarding. Chichester District Council described the proposal as:

“A high-quality sustainable replacement dwelling.”

We are especially pleased that the scheme was approved at the first submission, reflecting the strength of the design and the collaborative approach taken throughout the planning process.
